Buying question for ca77

I'm mostly familiar with the smaller twins like the 160's and 175 but I was told about a 65 305 dream, late model, for sale locally for cheap $.
I was told that it was taken apart a few years ago for a resto so now it lives in boxes.
So my question is, besides the usual stuff to look for, what are the impossible to find/super expensive parts that I should be inspecting or hoping are included when I take a look this weekend?

Speedometer, Exhaust, rims, carb covers are all spendy. Is the engine seized / water damaged? New pistons, crank rebuilds and gearbox spares can be expensive unless you can find good used parts.

Lower chain cover, 0.9 pitch fasteners, seat chrome trim, and the headlight bulb.

correct aluminum clutch friction discs, too.
